The following rules and regulations govern the activities and operation within the park. They have been instituted for the purpose of providing a safe, enjoyable and attractive community for all of the licensees of Tall Pines. These rules are for your benefit and your adherence to them is respectfully requested. They are enforceable with respect to all the licensees and visitors thereof in the park at all times. The park management reserves the right to inspect the campsite and recreational vehicle (RV) at any time to confirm that these rules and regulations are being followed. Any violation of the "rules and regulations" listed below will result in immediate termination of the License Agreement. The management's decision in reference to violations is final and no refunds of any type will be made.
Home Maintenance: All RV home exteriors must be kept clean and in good repair. (a)Licensee shall keep the RV and exterior premises in a clean and sanitary condition, free of garbage and rubbish. Licensee shall dispose of garbage and rubbish in a sanitary manner as instructed by management. (b) No more than two vehicles per site are allowed in the park. In addition, vehicles (other than RV) may not be stored at the site. Vehicles in disrepair, unlicensed vehicles, appliances, furniture or building material may not be stored on the premises.
Trees: Normal pruning and care of trees and shrubs on the campsite is the responsibility of the Licensee. Additionally, the cleaning and disposal of all leaves, branches, and tree "debris" shall be done by the Licensee. Removal of dead trees is the responsibility of the management. Licensee shall give management immediate notice in writing of any dead trees on the campsite. All plantings will remain park property.
Dumping of Leaves and Trash:
All lawn debris and trash shall be bagged and placed in dumpsters dumpsters
provided on Persimmon Road in front of the maintenance shed. A $100.00 fine will
be assessed to Licensee if trash is placed outside of the dumpsters. Removal of
bulk trash is the responsibility of the Licensee and cannot be stored on the
lot. No dumping is allowed in the park.
Structures and Site Improvements: Absolutely no structure, outside additions to the RV or permanent site improvements will be made without written consent of the management. This includes fences. A shed should not exceed sixty (60) square feet, nor shall a deck exceed one hundred twenty (120) square feet. If a building permit is required, it is the
Licensees responsibility to obtain same at the Licensees expense after the Licensee has received written permission from the Licensor for proposed site or structure improvement. Licensor has the right to increase Licensee rent to offset the increase in tax assessment for result of Licensees permitted improvement.
Utility Lines: Licensee is responsible for proper use of water lines, waste lines and maintenance of no freeze devices on water lines from the curb box or valve to their RV. Licensee shall use reasonable care when using said utilities. Licensee understands that from time to time utilities of any type may be turned off for a reasonable period of time for repair and maintenance. Water will be turned off prior to freezing temperatures. Licensee holds Licensor harmless for any losses incurred by turning off utilities. Licensee is responsible for repair of telephone lines.
Electric: Licensee is financially responsible for electric lines from and including the meter pan to the RV. This includes electrical outlets located in meter pan and Licensee's male plug. In any event, Licensor is not financially responsible for loss of food and beverages due to interrupted electrical service.
Sewage Disposal: Licensee shall provide and be responsible for all extensions from RV connections to Lessor's septic system. No foreign items including, but not limited to, prophylactics, sanitary napkins and grease shall be flushed into Licensor's septic system.
Automobiles and Other Vehicles Parking: No parking on grass areas.
Children: Licensee is responsible for the acts of their children and guests and in no event should the privacy of other licensees be violated. Licensee should encourage the use of recreational areas by the children and are responsible for their safety and behavior while in these areas.
Pets: Pets will not be allowed, at any time, in the recreation area. They can be walked on the licensees lot or on the street but they must be kept on a leash at all times. Licensee must clean up after their pets. Should any pet become a nuisance, its immediate removal will be required. No fences or dog houses will be allowed. Pets are not to be tied outside. If any pet is found loose it will be turned over to the S.P.C.A. Curbing of pets on tenants own lot only. Curbing of pets is not permitted in the recreation or swimming pool areas.
Conduct: The Licensee will be expected to conduct himself in a manner considerate of the rights and privacy of their neighbors. All sounds, from any source must be kept at a level not objectionable to other Licensees.* All Licensees will be responsible for the acts of their registered guests. Drunkenness, immoral conduct, foul language, destruction of property or the use of illegal substances in the park will be grounds for immediate expulsion of Licensee and/or registered guests from the park, and termination of license agreement. *The hours between 11:00 P.M. and 9:00 A.M. is to be respected as "Quiet Time".
Clothes Washing and Drying: Clothes washer are NOT PERMITTED.
Only an umbrella type clothes drying pole may be used. These may be put
down when not in use and require a holding pipe set in the ground. Before
setting th pole, you should check with the office for clearance so as to avoid
damage to underground utilities.
Community Facilities: All common areas such as the recreational, swimming pool, bath houses and laundry room areas are for the use of Licensees and registered guests if accompanied by the Licensee. Management has the right to limit the number of registered guests using the facilities if overcrowding interferes with Licensees. Licensee shall keep the common area and facilities in a clean and sanitary condition and exercise reasonable care in their proper use and operation.
Occupancy: Only Licensee, registered occupants and registered guests may occupy and utilize the campsite. The campsite is for recreational residential use only and no commercial activities, renting or unregistered guests will be allowed.
Guns: No guns of any type or description will be used or discharged within range of the park. No gun will be carried in the park except to and from hunting and target areas outside of the park. The word "gun" includes "BB" guns and pellet guns.
Transfer Fee: There will be a non-refundable $100.00 transfer fee paid to the management for any RV being sold to remain in the park. The $100.00 fee also applies to residents transferring from one site to another. Said fee must be paid with money order or cashiers
check. The management must be given three (3) weeks prior notice in writing that the licensee is selling.
Motorcycles/Golf Carts/Bicycles: Motorcycles are not permitted in RV park without the prior written consent of the manager.
Golf Carts are not permitted. Bicycles are welcome, but must have
reflectors to be seen at night.
Campfires and Burning
Campfires must be constantly maintained. NO
BONFIRES AT ANY TIME. Only small cook fires not higher than the fire
pit or 6" whichever is less. Only fire
wood and/or charcoal is to be burned. Per Delaware DNR Regulations,
absolutely no burning of leaves, pine
needles, lawn debris or trash shall take place on Tall Pines premises. Speed Limit: There is a 10 MPH speed limit throughout the park.
Picnic Tables: Tall Pines picnic tables are not to be moved from any transient site. Licensees will supply their own picnic table.
Authorized RV: No more than one camping unit is permitted per lot.
Screen houses are not to be used to accommodate guests overnight.
Trash: Trash must be placed in dumpsters provided at various locations throughout the park. A $100.00 fine will be assessed to Licensee if trash is placed outside of the dumpsters. Removal of bulk trash is the responsibility of the Licensee and cannot be stored on the lot.
Swimming Pool: Tall Pines pool use is restricted to residents who purchase pool passes. Passes and regulations are available at the Tall Pines office. In no case may a pool be erected by Licensee on Licensor's property.
Notices: Management reserves the right to adjust or add to these rules and regulations. Notice of any changes will be posted in the office. Due to the seasonal nature of Tall Pines and the practice of advance reservations for campsites in the area, all payments (including, but not limited to rent, pre-paid rent and reservation deposits) under this license are non-refundable!
Curfew: There will be an 11 PM curfew for anyone 16 years of
age and under. Our playground will not be used for a hang-out after 10
PM. Anyone 16 years of age and under will need to be accompanied by an
adult after 11 PM.
